12th & James Luxury Apartments

Built in 2002 with Low-Income Housing Tax Credits (LIHTC) and later converted to market rate, 12th & James has now returned to its affordable roots under Atlantica Properties and EQ Housing Advisors. This 214-unit community is located in Northwest Atlanta.

Through a ground lease with the Atlanta Urban Development Corporation (AUDC), a wholly owned subsidiary of Atlanta Housing, the property will remain affordable for at least 25 years. The partnership aims to designate 50% of the property as workforce housing for residents earning below 80% of the area median income (AMI). Nearly half of Atlantans are considered "cost-burdened," meaning they spend over 30% of their income on rent — a threshold that signals potential financial strain.
